Some Things Just Don’t Add UP!!!!

 I got a phone call today from a Realtor that I work with, asking me to Pre-Qualify one of her Buyers.  This Buyer was working with a Lender that this Realtor had not heard of before, and she did not trust what he was telling her Buyer.  Supposedly this Loan Officer had Pre-Approved this Buyer for a No Money Down Loan up to $160,000 with a 6.50% interest rate.  Based on what the Realtor new about this Buyer, this “just did not add up”.

Let me start by giving the Buyers financial position:
She is a single person.
She makes $12.00 per hour on her first job, and works 35 hours per week. ($1,820 per month).
She has a second job that she makes $11.30 per hour, and works 12 hors per week ($587.60 per month).
She only has $1,500 in the bank, and no Gift money available to her.
Seller is willing to pay up to $5,000 for closing costs.
Credit Scores are 685. 687, & 663.

She is trying to purchase a Condo:
Purchase Price ………...$117,300
Taxes………………......$1,149 per year ($120.75 per month)
Condo Fees…………….$1,980 per year (165 per month)
Other Revolving Debt….$431 per month

With this information the only loan programs that I have that she could possibly qualify for are My Community or a Flex 100.  Obviously between the two My Community would be the program of choice, because it has a slightly lower interest rate and a much lower PMI multiplier.

My Community will allow the Seller to pay up to 3% towards Closing Costs ($3,519).  My Closing Costs with zero points were $3,346.81.  In order to take full advantage of the 3% Closing Costs I was having her buy .25 point witch would give her a 6.785% interest rate.

Monthly Payment with No Money Down on a My Community Loan 6.875%:
Principle and Interest…....$770.58
Taxes…………………….$120.75
PMI……………………...$  57.67
Condo Fees……………...$165.00
TOTAL……………..…$1,114.00

This means that we have a Front Ratio of 46.27% and a Back Ratio of 64.172%.  With this scenario I got an Approved/Eligible fro DU.  If I go over a 65% Back Ratio, DU will not give me an Approved/Eligible.  But I am under a 65% Back Ratio so everything is fine.  Wrong!!!  It turns out that she has only had her present job for 8 months, which means that I can not use her second job towards income.  So all of the sudden her Front Ratio becomes 61.209% and her Back Ratio becomes 84.89% no way is this going to work on this a Condo, much less a Condo or House with a Sales Price of $160,000 like the other Loan Officer qualified her for.  So this left me more than just a little puzzled as to what this Loan Officer is doing, what was he trying to accomplish besides wasting everybody’s time.  The only way that this might ever work is to do a “Stated Program” at a much higher rate, and lie about the income.  Unfortunately I see this all to often, and then I hear the horror stories of what happens when they get to the Closing. 

I hope she asks lots of questions and looks at the Good Faith Estimate and Truth in Lending REAL CLOSE.  I was sorry that I was not able to help her on this purchase, but I will sleep well tonight that I took the time to look at her whole financial situation, and did not mislead her into thinking that she can do something that she can not do.  I have also given her advice on what to ask this other Loan Officer before she finds herself in a very unpleasant situation.  I will be following up with the Realtor that she is working with to see how this ends up.  I hope this Loan Officer doesn’t end up making a monkey out of both of them.

Metlife Re-Locating To Bloomfield.

 Metlife one of Connecticut’s major employers, announced yesterday that they will move all of their Connecticut operations to Bloomfield.  Chairman, President and Chief Executive Officer, C. Robert Henrikson,  informed all Metlife employees of this long anticipated move this morning by e-mail.

The e-mail stated that Metlife had signed an agreement to purchase an office building complex in the Gillette Ridge office park located on Simsbury Road in Bloomfield, and that the transaction was expected to be completed in May.  Metlife expects to make several improvements to their new facility which will include a cafeteria, fitness center, and free parking, all of which it does not presently have at their present Hartford location.  The new Bloomfield location will be one of MetLife’s largest locations in terms of both size and number of employees. 

Besides relocating their Hartford operations to this new facility in Bloomfield, Metlife will also relocate its other operations in Rocky Hill, and Glastonbury into this new site.  The exact dates that all the moves will take place have not been finalized yet, the plan is to relocate the Glastonbury operations by December, 2007, the Rocky Hill operation during the first quarter of 2008, and Hartford during the third quarter of 2008, which will be the time that their Hartford lease will have ended.

This could be a big boost for area businesses in Bloomfield as well for the Bloomfield Real Estate market.  However, it can equally be a major blow to downtown Hartford businesses, only time will tell what the economic impact will be to both these communities.

News Media At It Again With More Scare Tactics!!!!!

 This evening I listened to a news broadcast about how Borrowers are all the sudden unable to get a mortgage.  I just sat there shaking my head at the negativism and false information that the News Media was spreading.  They tried to paint a picture that people who were in two year ARM’s are not able to get out of them, because Lenders have tightened up their requirements to the point were they can not get a new loan.  They interviewed a Borrower that he and his wife make a six figure income between them and could not get a loan.

Well let me start by filling in a few holes that I believe they obviously left out.  First of all if it was a two year ARM it was probably a Subprime Loan.  Meaning that these people most likely had bad credit when they got the loan.  It dose not matter how much money they make now, if they did not clean up their credit in the last two years, then who’s fault is it that they can not get out of that Subprime Loan, into a conventional or FHA loan.

Let me give an example of how bad their credit would have to be for them to not be able to get a new loan.  This week I Pre-Approved a Borrow for a 100% Loan (no money down), Seller Paid Cost, had a middle Credit Score of 589, 64% Back Ratio, and very little money in the bank. Now let me also say that the reason why I am not concerned about Pre-Approving this Borrower is because he has additional income from a second job that we can not use, because he can not document it.  But the Automated Underwriting System does not know this, and it still approved him.  If he had enough money for a 3% downpayment, it would have been even easier  approving him with a FHA Loan.

So if someone like this can get an approval on a Conventional Loan, how bad do you think that the Borrowers Credit was that they interviewed?  I would say pretty bad.  But they made it seem like he was a good Borrower and that all the sudden Lenders are tightening things up so bad, that good Borrowers can not get a Loan.

Subprime might be almost a thing of the past, but Conventional and FHA Loans are alive and well, including 100% Loans.  They have not tightened up, in fact I have been getting approvals on Borrowers lately that I could not get an approval on just a few months ago.

So once again the News Media is more concerned about drumming up hype than reporting the facts.  So what else is NEW?????
